<p>Economic and environmental realities are driving homeowners to look at how to maximize resource usage and to decrease the waste stream generated by construction projects. More of us are asking if there are better ways to remodel tha<span id="more-286"></span>t can enhance health, reduce energy consumption, lower maintenance costs and minimize environmental impact.  There is. It’s called green remodeling.</p>
<p>What is green remodeling? Essentially, it is the convergence of three basic principles:</p>
<p>• Increasing energy efficiency</p>
<p>• Improving indoor air quality</p>
<p>• Conserving natural resources</p>
<p>Perhaps the best way to describe the philosophy of green remodeling is that it is a form of applied common sense. Remodeling and renovation projects offer myriad ways to reduce, re-use and recycle. Salvaging and re-using materials can result in lower cost of materials and in the reduction of environmentally damaging waste disposal and lowering disposal-related fees. As a bonus, the use of salvaged materials, such as wood flooring, doors and antique fixtures can also add beauty and style to a newly remodeled space. </p>
<p>In their book, “Green Remodeling”, co-authors David Johnston and Kim Master refer to green remodeling as “Changing the World, One Room at a Time” (available at <a target="_blank" rel="external nofollow" target="_blank" href="http://www.amazon.com),">http://www.amazon.com),</a> According to the authors, you can do this by employing green building processes and materials in remodeling projects, because going green “is more energy-efficient, more resource-conserving, healthier for occupants and more affordable to create, operate and maintain”.</p>
<p>Many products and practices used in remodeling a home can have negative effects on the environment. Green remodeling requires that thoughtful attention is given to minimizing or eliminating products or practices that could cause environmental damage or that could harm occupants during construction, or after the remodeling project is complete. </p>
<p>Since 1993, The U.S. Green Building Council (USGBC) <a target="_blank" rel="external nofollow" target="_blank" href="http://www.usgbc.org/">http://www.usgbc.org/</a> has developed and administered a Green Building Rating System. USGBC provides practical information on applying green building standards to building projects. The adoption of green practices is seen as a way homeowners can meaningfully contribute to efforts aimed toward reducing global warming. <p>Current research indicates that our indoor air is often more polluted than outside air. This increased concern is prompted by the realization that most people spend 80-90 percent of their time indoors.</p>
<p>There are many sources that can negatively impact indoor air quality. These include pollutants from the outdoor environment, and the toxic chemicals used inside the home from a variety of sources. Indoor air is often further degraded by other pollutants introduced by occupants, such as tobacco smoke, smoke or particulates emitted by home appliances that burn wood, coal, kerosene, and propane (or natural gas). Other significant sources of toxicity come from sealants, cleaning products, paint, asbestos, damp carpets or fabrics, and certain pressed-wood cabinet and furniture products that release chemicals into the air. <p> During large scale <strong>home improvement</strong> projects often the most critical and overlooked addition to a home, condominium or town home is the installation of <strong>fire sprinklers</strong>.</p>
<p>Each year fires are the cause of more deaths in the United States than the combination of all other natural disasters.  Even with the increase in natural calamities over the past few years,<strong> home fires</strong> remain a more persona<span id="more-277"></span>l and imminent threat.  These <strong>fires</strong> quit often strike at the most inopportune moments and quickly build into an unstoppable inferno.</p>
<p>The first line of defense in most homes is the smoke alarm.  Unfortunately too many home owners do not take the time to periodically check the operational state of their smoke detectors.  In addition, many smoke detectors are misplaced; either on a wall or near a constant source of fresh air from an air duct thereby negating their effectiveness at detecting smoke.  Smoke detectors cannot and should not be your only line of defense against this silent killer.</p>
<p>Thanks to upcoming legislation, many new condominium and town-homes will be required by law to include a fire protection system in the form of automatic fire sprinklers, giving the new home owners a new and infinitely more effective line of defense for <strong>safeguarding </strong>their families and possessions.  While this upcoming law will only apply to newly constructed homes, current home owners are encouraged install their own fire sprinkler system.  In homes with a fire sprinkler system installed, the chances of death from a home fire lowered by over 50%.</p>
<p>A fire needs three essential elements for it to be able to burn.  These elements are heat, fuel and air, more commonly referred to as the fire triangle.  If any one of these elements is absent, the fire will go out.  In the case of house fires, the fuel and air pieces of the triangle are present and nearly impossible to remove.  This leaves heat as the key to extinguishing the fire.  Fire sprinklers take away the heat from this mix thereby extinguishing the fire.  If you were to watch how experience fire fighters take on a fire engulged building you’ll notice they focus their water hoses on the building as opposed to the flames, in an effort to cool the area and bring the temperature down, almost as if they are forcing the fire to extinguish itself.</p>
<p>Another myth is that fire <strong>sprinklers </strong>will cause extreme water damage to personal property.  On the contrary, in the event of a house fire the firefighters will use nearly 10x as much water to control a fire as would have been required by a simple fire sprinkler system.  Currently just over 5% of residential homes have a fire sprinkler system installed, a figure that is disturbingly low.  As the government becomes more aware of the dangers of living without a fire suppression system and takes steps to protect us, hopefully each homeowner will heed their advice to protect their own homes and <strong>families </strong>from fire related accidents.</p>
<p>Next time you consider a <u>remodeling project</u>, don’t forget to increase your family’s fire defenses and piece of mind by installing a fire sprinkler protection system of your own.</p>

<p>Explore your options, make sure you have a list of credible lending institutions to choose from when refinancing. It would do well if you had a list of institutions followed by the pros and cons plus the terms to each lending institution.</p>
<p>Many financial institutions will offer some sort of credit product especially tailored for home buyers and homeowners who seek to remodel. The best place to start looking is your local bank. Not only are they legal, they are also stable, and will prove to be the standard by which you make your financial decisions. </p>
<p>Your Bank: The First Stop On Your Lending Adventure</p>
<p>Try exploring the loan plans of the bank you deposit with. They will usually give you better interest rates than other banks. When visiting your bank for this purpose, it will do no harm to seek customer service personnel who can explain to you the various loan products and services their bank offers and the ins and outs of managing such agreements. Good banks will also offer advice on what course of action would be best for such situations, having had much experience with such.</p>

<p>The federal Truth in Lending Act, Article Z protects you from some of the more ostentatious scams in lending. It states that lenders must disclose their interest rates, costs, plus the total APR along with the terms of the loan for it to be legitimate. If they don&#8217;t do so, then you must scoot away from these institutions  but not after refunding your application fee (which is another one of your rights). You can use this information when comparing lenders and choosing from among them. <br />
You should also be aware of the upfront fees which could typically cost anywhere from $50 to $300. Most reputable lenders will keep this fee low, if they charge too much or if they state that these fees are nonrefundable, you would do better with other lending institutions.</p>
